That door wasn't properly reinforced at the top to be compatible with an opener. Someone added the opener without including the reinforcement brace which is probably why the windows broke. There needs to be a bar horizontally across the whole top of the door and a heavy duty opener attachment bracket that spans the entire height of the top section.

Builder of the home. So whatever sub they used 17 years ago. Good news is I added one today along the top with the Lexan instead of glass. I have a guy coming out to put a spring on the door tomorrow.

Would this be the appropriate time for folks to lube their door springs regularly (i.e., annually)?
